You can toss $1500 a month out the window in rent, and ten years down the road have absolutely nothing to show for your money. With a mortgage, provided you don't buy a house you can't afford, you end up with a valuable asset. I bought my home in 2002 for $69k and it's now worth over $130k. That increase in value amounts to a substantial return on investment. With my lot being large enough and zoned to hold as many as three residential units, I expect the value to continue to climb. Yes, my payments are higher than I had been paying in rent, (but less than my ex brother in law paid in SF in the mid 80s for a one bedroom flat) but I've also taken out a substantial amount of equity that allowed me to survive being unemployed or underemployed for 7 months.
